I have deeds to land given to me for a loan not paid, signed by all and witnessed but not registerd. legal? uk

I don't know about UK laws but if you are able to get in touch with the person who signed this over to you seem like their should be something the court system could do. Any chance you had these documents notarized back then? the note being signed over to you was done as a legal IOU and would have been able to be used as proof of said debt in court as a collateral. If you would of used said document to collect the court would of accepted the IOU as a document. Who is the receiver that does not want to accept your document? **Turn the tables and don't wait to see what they do or what might happen, take them to court. also if all else fails at least you should have a lien on the property
Make sure there are no liens on the property, or you will be liable for those liens if you file the docs.
are the deeds dated? that should show prior claim.
Wow!! The best thing for you to do is to seek legal help. This sounds like a complete mess.
