i pick up 3 forclosures 6 mths ago, have several loans on property, i would like to combine all loans in to 1 payment and use all 3 for to secure loan, that would still leave 100000 of equity but my bank wachovia doesnt do this kind of loan. i have an excellent credit score and a positive cash flow, it would make things alot easier for me if i could just make one payment and have any sold property released.

With a 780 score, the only problem MIGHT be the LTV on investment properties. You should just go to an A bank and see what kind of deal you can get. Dont involve a broker if you dont have to. Try WAMU.
